We can build on your land.  Or we can help you  find the perfect location (we are affiliated with a great local realtor—see our Resources page).  And as the builder, we can often negotiate discounts on building lots.  Beautiful view lots at Blacksmith Ridge (an  affiliated development) in Brasstown are always offered at a $10,000 discount with a signed contract to build a home with Berg Mountain Homes.

 

Special Offer - The next person to agree to build a Berg Mountain Home at Blacksmith Ridge will receive their lot at developer’s cost (between $20,000 and $30,000 per lot - some lots excluded). 

 

We are flexible with regards to design.  We can use or modify your plans.  Or you can use or modify one of our designs.  Custom design services are  available.  See our Floor Plans page for some idea.

 

If you need help with materials, colors or finishes, interior design consulting is also available.

 

You have two pricing options - a fixed fee for construction plus actual costs.  Or we can also provide ‘all-inclusive’ bids.  Please see our Request an Estimate page for more information.

 

If we are not providing an ‘all-inclusive’ bid, we will provide very detailed cost projections at the start of project.  Our estimates include over ninety expense categories (a lot of work goes into building a home).

 

The estimates can be followed up with detailed expense tracking and the comparison of projected costs to actual costs.  Any substantial variances will be explained.  In addition, cost by vendor and cost by task will also be provided.

 

Berg Mountain Homes provides bi-weekly progress updates—with pictures!!!

 

A eighteen month workmanship and materials warranty is always provided (six months longer than the North Carolina implied warranty on new construction).

Because of our attention to detail and quality control, our projects require significant amounts of on-site supervision.  It is our goal to charge a fee that is fair reward for our time, skill and expertise.  We are not a ‘low cost’ provider.  But if you want someone to build you the best house for your money, choose Berg Mountain Homes and you won’t be disappointed.
